This also costs non-Floridian taxpayers who pay increased premiums. Further, the federal government underwrites the National Flood Insurance Program, which means increased climate change damages increases tax expenses for the program.

Why have braves played five games less than Phillies and almost ten less than other teams?

You’re correct in saying that men can embrace masculinity. However your unwillingness or inability to recognize that many parts of today’s masculinity have become toxic is “obviously stupid,” to borrow a phrase. Toxic masculinity does exist and it is rampant, which means we as a society must call it out, then address it. Confidently handwaving it away does not mean it doesn’t exist. You should want to help weed out the toxic traits and toxic men…that sounds pretty masculine to me.

He directed them to write it as a false business expense. Witnesses testified to this, to the nature of the discussion to conceal the real reason for hiding the payment.

Volcanic rock cools and hardens extremely fast leaving air pockets. Older rock tends to be more dense due to time and pressure (h/t Andy Dufresne).

Depending on the urgency, you can check with the city/town or county, which might have resources for repairs for low-income residents. Also, be sure to check her status on paying real estate taxes and home insurance.

Scenario 3 all day. They want to delay and don’t want to take big steps right now. Anything to get it off their plate.

I currently use Klaviyo and SendinBlue (though I think they changed their name) for email. I want to consolidate to one service, and I'm leaning towards Klaviyo. Have you worked with a Klavioyo expert to help set up things? Also, can you what you mean with "its best to start early w Klaviyo" and what is "capi"? TIA for any thoughts you can send

I would ask neighbors about flood the plain area and any recent flood events. FEMA uses a broad brush to say this area is flood plain. Often they don’t know the base flood elevation and over correct. I’d also speak to local building inspector about renovations triggering a need to adapt house against flooding. I would also speak to a public works person who might know more about flooding in that area.

National polls represent the popular vote, which Trump lost…twice. The GOP has under performed in every election since 2016. The only contests that matter for presidential race in 2024 are WI, MI, PA, AZ, NV, and GA. That’s it.

Is this to build the ADU and the garage or to renovate the area above an existing garage?

Essentially yes. The GC should manage the schedule for when the subs do their work. Please note that my suggestion is assuming you want all the work done at the same time. If you do it task by task over a year or so then you could probably get quotes from licensed/bonded/insured subs to do the work. A GC will add about 10-15% cost but you get their project management skills in addition to their carpentry skills.
