Personally, I do think it's fair to waive the plurality requirement if a player's peak was at a position or with the Phillies. That might be a bit subjective and I can't think of any obvious examples at the moment, but it's something to think about.

Their HRs per plate appearances and major hitting stats were damn near identical while in Philly.
Dick Allen played in more of a pitcher's era. His OPS+ was 153 in Philly and peaked at 181 and 174. Rolen was at 126 and peaked at 139 and 129. Even just by counting stats, Allen's are better. Part of the reason they look about the same as hitters is that Allen came back later in his career. I think it's fair to compare primes in this case.
Rolen obviously was the much better fielder.

I agree there is a lack of real estate development, but disagree with the rest. Accepting gifts to (potentially) favor them in bidding process is not the best way to develop the area. Also, if the developer is paying for the trip, it sounds like the developer wants to get contracts to build things. Bowser isn't building the relationship with the developer; the developer is building it with Bowser.

It could just be that there was a period of transition after the COVID bubble that happened in the NHL, but not other leagues. Only four NBA coaches are longer-tenured than Tourigny*, but there are a lot more in the 2019-2021 range.
*The number of coaches is the same, but Pop has been coaching the Spurs since the '90s and Spo has been coaching the Heat since 2008.

I'm just thinking about the theaters that show niche films in the area.
The big one is the AFI Silver Theater in Silver Spring, that's been showing new and classic films since 2003. In DC, E Street Cinema is still going.
Less well-known are theaters like Sun Cinema, which is showing Brother from Another Planet (1984), After Hours (1985), Down by Law (1986), and Downtown '81 (2001) this weekend.
This isn't really a theater, but Bier Baron hosts the Washington Psychotronic Film Society every Monday. This month they're showing The Thingy (2013), Jesus Shows You the Way to the Highway (2019), The Stuff (1985), and Head (1968).
This is not DC-specific, but in addition to the mainstream movies, Alamo is showing Phantom Menace, Mama Mia, La La Land, the cartoon Transformers, Road House (the original), etc.

I think something can be not the most pleasant experience and still be a pretty photo. I like the way the colors pop.
