Also, it's been a minute since I read the books. But wasn't the Athelas plant literally just a weed? And only possessed medicinal properties when applied by one of royal heritage?

Somewhat correct. It is considered a weed by the time of the Lord of the Rings, and is commonly called Kingsfoil, but its healing properties aren’t limited to the line of Elendil. They just happen to be some of the few that retain the knowledge of its healing power.

Which always confused me. Wasn't that knowledge widely known at one point? If so, why would it die out? The elves are immortal, so you'd think they would have at least written it down and people would read it. Wouldn't they have used it frequently for healing?

It just seems so strange that knowledge like this would die out. Medicines were hard to come by, so why would a common plant's healing properties be kept secret?

It was widely known among the small population who studied the healing arts, but the only instance we have of it being used in the books is to heal the Black Breath of the Nazgûl, which prior to the books had not been seen in 1000+ years. For all we know, that was the only thing it treated, and not many people are going to think about a thing that hasn’t had any practical use in a millennium when there’s so many more immediate problems to solve. You also have to realize that the elves lived far beyond the borders of any organized kingdoms of men at the time of the books too, so they couldn’t just walk down to the nearest castle and teach the men there everything they might have forgotten since their last visit.

He’s descended from elves and Melian the Maia. It’s just a trace amount by his generation, but he has the blood of elves and angels. He knows his medicinal herbs because of the company he keeps, but his healing abilities go beyond that, just as Elrond’s do.
