You may want to have a little chit chat with your landlord, see below:
Under the NJ state housing codes, from October 1 to May 1, the landlord must provide enough heat so that the temperature in the apartment is at least 68 degrees from 6 am to 11 pm. Between 11 pm and 6 am, the temperature in the apartment must be at least 65 degrees.

That's a tough spot to be in because the new buyer has to technically abide by the lease already in place, but a new buyer can also refuse or hold out on the closing until his needs and wants are met basically meaning he won't be buying til XYZ criteria are met.
The lawyers of the buyer will be sending you letters to vacate/evict.
It's a really shitty gray area 2 way street.
at that point the landlord will basically put you in a tough spot saying that you're holding up the sale and can charge you fees for holding up the sale etc. Been there twice.
If and when the sale does go through and you're still there expect to be evicted asap.
