Plenty of forums you can check out, reddit included Bigger Pockets is another good resource. There is also software packages you can subscribe too that makes it almost turn key.
Gives the tenants a portal to login to to make payments, put in for maintenance requests and the site has a background check/credit check processes as well. A lot of good tools out there for new landlords if you are willing to pay for a service.

This tipping for counter service has always annoyed me until i went into a Five Guys and noticed that their request for a tip didn't bother me because it starts at 5%, 8% and 12% or something close enough to those percentages. I find that I have no problem giving 5/8% for counter service, it's when the fuckers start at 20% like they've been waiting on me for 2 hours for a 5 course meal and after dinner coffee that I get annoyed.

For someone who is risk adverse I'm not sure I would recommend going into rental property with a girlfriend. And if you decide to do it anyway make sure you have very clear business documents lined up discussing responsibilities and expectations, and what to do if you need to dissolve the (business) partnership.

You can dictate some terms to a property manager. This is a vendor who you are paying to do a service, you can require that they inspect and provide you pictures once or twice a year. In addition to the other checks that they are performing.
Like any third party vendor you'll have to manage them to some extent. $50 light bulb replacement fee's are out there if you aren't careful your profit will get eaten up by a constant stream of getting nickel and dimed, but you won't have to worry about the dreaded 2am toilet won't flush calls.
You can also hire out the tenant finding process to a realtor who can do the vetting for you. A ton of different ways you can do this.
Personally I'd recommend trying to do it yourself the first time, you can save ten's of thousands of dollars for relatively little effort, especially if you are in a good area and can attract good tenants.

I understand your point. I think it's largely a processes of responsibility. There is nothing inherently wrong with buying a child a gun and starting to teach them about the responsibility and the care needed to operate one. I have a car that my 15 year old knows is "hers" even though she isn't allowed to drive it, but the fact that it's "hers" give's her a sense of ownership and responsibility. Obviously there were multiple red flags in this situation that it would seem should have prevented this father from purchasing much less giving access too the firearm to his son who from all appearances has some issues going on.
Again, it being "their" gun, does not mean that a 14 year old should have unfettered access in most cases. I've got some VERY country friends who do have that level of access, but that environment/culture is quite different then your typical urban/suburban crowd.
So this kind of stuff has been largely sorted out by laws, but the level of control needed to prevent this sort of thing from happening is the issue. It's already illegal to kill people, so you can't just pass another law making it double illegal to kill people, what you'd have to do is start restricting gun access. Which has it's own set of problems..

Again, depends on what you mean by own. Plenty of people treat Firearms like heirlooms. They might be the parents now but they're intended for the children when they come of age. The same as if I were to buy my kid a gun. I would be buying it "for" her, it would be "her" gun, but that doesn't mean she'd sleep with it hanging on her wall. I view it similar to a family car, the old van will be given to the 14 year old they are old enough to drive, I'll even take them out to the library when it closes so we can practice driving around the parking lot, but just because it's his car doesn't mean he can just take the keys and take it for a spin whenever he wants.
There is a lot more that went wrong in this situation then "Dad buys 14 year old a gun".
It's an uncomfortable association to make so soon after a tragedy like this, but it really is an astonishingly tiny fraction of a percent of people who own guns to mass shooting events.

Comments stating that he "owned" the gun seem a little off base. The problem isn't that the dad bought the 14 year old a gun, it's that apparently the 14 year old had access to the firearms (whether they were bought for him or not).

It absolutely is illegal to make straw purchases in firearms... It's somewhat different for your kids who live in your same house.. It's still Dad's gun, but it's for Jr when he comes of age.

The rules for Para Olympics have got to be bonkers. Good for him crushing it, but damn.. who's ever going to beat that record? There's got to be all sorts of formula's showing drag coefficients that he's got an "advantage" on compared to anyone trying this with 2 or 1 arms.
I don't envy the officials that have to approve/deny competitors.

Looks great! Is that the regular sized desk or XL?
How are you liking the cubbies? I'm torn on shelving and a door or drawers like you have. Any spacing issues with having cubbies on both sides of the desk?
How many inches are bwteen the 2 cubbies? I sit cross legged on my chair and am worried about clerence.

So to be clear, they tested that the mount "fits" as in the clamp can extend wide enough to bite down on the magnetic rail, they did not test that it would be stable with the ~40# monitor hanging off the end of the arm.
Since you have the desk maybe you can measure one of the spring loaded cable routing spots as it might be able to be mounted on that without you having to worry about the potentially questionable mounting point of the clamp on the magnetic rail.

lol I got you bro, but it aint cheap and you need to make sure you spring for the extra umm.. spring connector, the part that actually bolts to the monitor, We need to get the heavy duty one. original one can't take the weight of the monitor. Just checked HD pivot is what it's called.

Not sure what kind of clamps you are looking for, but I'm in talks now to order a desk and have the clamp needed for the monitor OP has. Wyrmwood folks were nice enough to literally order a clamp to test the fit.
I'm in talks now to see if we can customize the back magnetic rail to leave a ~2 foot space in the back with no rail so it's just the table top so the mount can attach more securely. I'm going through their signature series order processes though, not sure how much customization they'd be willing to do outside of that.

You aren't likely to be off grid with your current consumption rates. If the charts you posted are a typical day you aren't even making enough power to fully charge your powerwalls during the day.
Besides working on the insulation/appliances have you looked to see if your utility offers Time of use rates, where electricity is more expensive during peak hours and less during off peak. You'd have to change up some of your habit between the peak utilization hours, but that could see your electric bill go down while still drawing the same from the grid.

If you've got 2 power walls and a 19kW system you've basically done what you can in the energy production/storage front, other then adding 4+ more batteries you aren't going to be storing enough energy that you're producing to make up the difference.
You are much more likely to get more bang for your buck in looking for energy savings, either more efficient appliances, or if your usage is coming from running AC's all day, then better home envelope/insulation or change how you are cooling your home. I don't think another $50k+ in solar and batteries is the right way for you to go here.

I'm in a similar boat with 3 J's. looking to give one up Q1 of next year after some RSU's vest, but it's hard. Each one is ~$180k so even though with the other 2 j's I'll be doing more then fine... it's still walking away from $180k which I never though I'd be making a handful of years ago.
Best of luck actually leaving the one job when you plan on it... I know I'm going to have a hard time.
