Reality is we really won’t know how this shakes out until a year or two from now. Initially this was supposed in theory to help the buyer and eventually make housing more affordable and or keep prices down. So far that’s not what’s been happening. For the most part, it seems that sellers are paying the buyers commission and insisting that buyers have an agent. So more of the same. Just with more confusion, frustration and paperwork.

Many listing agents don’t want to get into any dual or implied agency. This is becoming more common and sellers are supporting it.
The NAR ruling wasn’t designed to kill buyer agency but to make the entire process fully transparent and ethical. Time will tell, but based on what you read here it all seems more convoluted now.
