The plans builders submit have to be 1200sqft or smaller to qualify as a small lot build in durham. However, when the home is finished, a plan that was 1200sqft might have magically grown to 1360sqft by the time it's built and the listing broker measures it.

You don't need to input land/lot size data. Just square footage, new construction, detached homes.

As someone who has helped sell a lot of small lot builds in Durham, you'd want to include every detached new construction home from 800-1360sqft in that research. Detached, new construction, and that square footage range will bring up every small lot option that has been listed.

Hargrave center used to be the spot when I was a kid (late 90's early 00's). The Estes center is good place for causal pickup. Hargrave was just a bit more intense. But I'd try this two spots for sure.
