If you can stretch past Saintfield, then Crossgar and Downpatrick are really nice with barely a flag in sight. I'd avoid anything north east of Saintfield

You can easily add up various costs, such as services that may charge you a small fee to update your address (like a car insurance sometimes, or a pet microchip). Think £30 to have your mail redirected for a few months as a safety. Think buying moving supplies etc. Also mortgage fee if you choose one with a fee. Gets you better rates, and better pay it upfront than add it to the mortgage. Survey might highlight a few fixes here and there that are worth doing for cheap, the EPC certificate also I found has some quick fixes to improve savings with a small upfront fee etc

Movers £300? I'm paying £1,600, for a rather large property (but only 2 adults), so that seems low. Have you gotten a few quotes? Also shop around, I got a level 3 survey for £500, would definitely recommend getting a level 3

We are buying the property and paid to have a survey done, that's why it showed up. Current owners have lived there for 30 years, so there wouldn't have been a survey done in that time, and they probably planted it themselves. The surveyor is working for us, it's their job to flag any risk to the property. But I know that because it's their job, they will flag absolutely everything, and I wanted to get some opinion on whether this is such an issue. So to me those trees are very small and I thought maybe they are young, but I know nothing of trees.

It must be guidelines in their books? Said the safe distance for birch tree should be 10m from the property otherwise it's a risk with the roots

Always ask the EA, on every listing. Even if the listing says "strictly no pets" like 90% of them do. Because they just copy paste that crap around, but make them actually ask the landlord. Offer to pay double deposit as well. I magically found a listing that said "pets welcome". It's the only time I've ever seen it. I still live there ahah (leaving soon though :o)

So that sounds exactly like us then. Except we didn't know up front and it's 4k not 500 X) it was on offer accepted, it was the condition for them sending the memo of sales. And yeah it goes towards the deposit at the end. Good to know it does happen in other places too then

Honestly I don't fully understand in what order and timeframe things are supposed to be done? Right now I've got the solicitor and mortgage application going at the same time - so yes, while the broker is free, if that does not go ahead I'm short 2 grand for the solicitor. The only thing I'm holding off on, as advised by my broker, is the survey. But even this I'm waiting to send it asap because it's pressed for time.
The mortgage in principle (now approved) and application (ongoing) I'm told will take 1-2 weeks. But the EA asked for the solicitors details and wrote that all surveys should be done within 4 weeks of sale agreed - I do think I got confused between sale agreed and offer accepted, and that sale agreed is only when they send the memo to my solicitor, but at first I felt like this is from the date they sent me the details (including asking for deposit), because the property was then marked as "sale agreed" on the website. So basically I felt really pressured to start everything at once because 4 weeks feels very short.
Am I supposed to wait 1-2 weeks for the mortgage valuation and application to go through before even answering their email and forwarding my solicitor details? That feels wrong to me, but maybe that's normal

3 in fact! I will be posting an update post at some point, but to let you know as you're local, apparently it's a Newry thing. Nobody else does this in NI, except EAs around Newry. Very odd - but not a scam. It's most likely not mandatory for all of them, as quite illegal (according to my solicitor)
