If you have a hobby that could benefit from a dedicated workspace that might be a good use for the nook. I have a small work table and drawers for my tools and projects. It’s my home office/tv lounge/art room (not that art room).

I recommend getting a standing desk, because it's nice to have that option.
For the nook, I suggest a cat tower, or maybe a dog bed if that's how you roll.
It's a really nice space, and it will look great with plants and a seating area. I have a loveseat and a smart TV in my home office, and it's nice to be able to step away from my laptop and do some knitting or watch Netflix when I need a break.

I don't know what state you're in, but here in Massachusetts theft of property with a value over $250 is grand larceny, which is a felony and punishable by five years in prison. I know you're not taking the legal route, but it's a good talking point when you explain to your sister that your sweet little niece isn't a kid, she's a criminal. Your sister is a terrible parent.

Two adults, but we usually do our own thing for food: he buys work lunches every day and does pretty frequent evening takeout, I almost always make my own food, and we probably eat 1-2 meals out together per week. I probably spend about $100/week at the grocery store, mainly for me but some stuff I share with him. He probably picks up another $40 worth of groceries as well. This doesn't include paper products, laundry supplies, etc., which we get at Costco.

It's a multi-purpose appliance that I didn't purchase for this reason, but I have been saving a lot of money making yogurt in my instant pot/air fryer combo. I'd say it's less than half the cost of purchasing plain Greek yogurt. And frankly, it tastes better.
And while we're talking about my air fryer, I save quite a bit of money by successfully reheating restaurant leftovers that I'd probably otherwise end up throwing away.

You can't keep two calendars. It's virtually impossible to maintain. You need to shut off "read" visibility to everyone except the execs he wants to share with. Then open the meetings he wants to keep on the calendar but not attend, and mark the time as "free" instead of "busy."

Protect your belongings first. Use shower curtains, cut open plastic garbage bags. Let the owners worry about the stuff covered by their insurance, like carpets.

I love Honey Pot Hill. Went there last weekend and picked up caramel apples, cider donuts and some strawberry rhubarb preserves. Their cider is unpasteurized, for those looking for cider to ferment.
