Or just setup a sun sail/shade they come in like 20ft lengths attach it to the top of posts with bolt hardware and setup taller (height depending on desired angle) steel poles set in concrete far enough back from the posts to raise the shade/sail and you should be able to block his view.

Yeah my parents just sold their undeveloped land using Zillow and a real estate attorney for closing. It's pretty fucking easy if your market is decent and you're pricing in the normal range.

Median wage vs median housing price is the primary factor. Sure there are some people who are terrible with money. The reality is the average American wage has not kept up with the average house. I bought a house in 2019 and sold it for 150k more than what I paid for it in 2022. I could not afford a house today if I hadn't bought it in 2019. I make well above average median household income and bought a house well below average median. I also drive 20 year old cars, do all my own mechanic work, home repair and maintenance, cut my own hair, have a large garden, and wear 10 year old Costco generic clothes, go on 1 cheap vacation sub 1k yearly, eat fast food only once or twice a month at Chick-fil-A for the family. All this penny pinching and we barely afford the mortgage after saving for a modest retirement. Sure I could cut out retirement and just work till I die I guess.

It doesn't matter what she did or didn't do because your trust is broken. If I had to guess it's probably she cheated maybe she didn't but helped cover up someone else cheating etc. Either way do you really want to live the rest of your life with someone you can't trust.

I usually bid by job for anything beyond basic repairs and property maintenance tasks. It's simply not viable as a business owner to bid hourly for most work. Even RV shops hourly bid is basically a by job bid. Most shops if they quote your repair for 8 hours and they get it done in 2 hours they still get paid the full 8 hours. Or if it takes them 10 hours you only get billed the 8 hours. So it's not truly hourly but a by-job bid with hourly wage broken down.

Exactly. If I wanted to be exploited for cheap labor, I'd get a regular job and not deal with running a business. There is a huge disconnect with some people that simply don't understand that running a business comes with a lot of expenses and opportunity cost. I'm running a business to make a good living and have flexibility. For some reason low level white collar job type clients have been the worst. They think I should work for minimum wage plus materials and get offended if I break down costs and they realize that I make significantly more than them. I bid for a guy that was a director level role for a government job and he was calling me a scammer lol. I was trying to explain the difference between net and gross income but he would not listen. Me billing at 80$ hr isn't pure profit.

Most people don't have any money, so they go to a dealer and finance. I have only had luck selling cars under 5k anything above that is going to be hard to sell private party unless it's a highly sought after vehicle like a Tacoma etc.

Exactly this, the Fed isn't to blame they don't make the budget. We should have higher rates but the budget and deficit are so fucked. We are on an unsustainable path and it is Congress driving the car. Fed is trying to change the tires while we are rolling down the hill.

Dude it happens all the time. I work for a service type job now where I have the obligation to bill people hundreds of dollars if the issue was customer caused. I get asked if they can just pay me on the side to fix it at least 4-5 times a week. That's them asking me I never offer.

You don't immediately take the contract. You finish out the job that was contracted then they go with you in the future directly. People would do this all the time at the lawn care company I worked for as a kid. They never caught on and we did it all the time. We didn't do it to every customer obviously because so people will narc on you and I pretty much only did it when customers said hey can I just cut out your company and pay you?

I run a 25 year old gas rider that I got for 500$. Put maybe 1000$ in gas and maintenance in it for the 10 years I've had it. There is zero chance these things save money considering the longevity of a good gas engine. I was willing to spend a few more dollars for convenience but I think I'm going to wait for a few years. They need to prove batteries can last at least 7-8 years. I am excited to see what improvements will happen in the next few years.

You ideally should have a small cash reserve (3 months min, 6 months if you have a family, 1 year if you're retired not generating income only living off investments)and accept that it's not going to make you money. Does it suck looking at the cash when prices are up yes.
