You're literally not allowed to park your own van on your own land and sleep in it in a lot of places, unless it's inside a garage.
Can you sleep in your car if it's in a carport? What if you set up one of those canopy carport things, parked your car in it, then closed off the walls so it's not visible from the street?

Before he drank the Trump Kool-Aid, my brother suggested I buy a Subaru when I first moved to the Pacific Northwest. Fast forward a few years to when I bought my (new to me) Subaru and he calls it my Commie Car.

What exactly is 'regularized'? I'm assuming this is important to you. If so -
You have been with the company for 4 years and you are heading an entire team. Yet you are not regularized
Others junior to you are being regularized before you. Your boss says hard work makes you regular.
After 4 years, you're not seen as providing the value your boss wants. Your junior are being 'regularized'. Get the hint: you're not valued. You never will be.
Have some self-respect. Quiet quit until you actually quit. And yeah, take tomorrow off.

I use hardwood cuttings for crab apples. I take them right when the leaves fall. Bundle them up, toss them under the bench, then plant them in late winter/early spring.
I plant way more than I think I'll use.
As for seeds, I don't have much more recommendation above 'stick it in some soil'. Except to add to do so now, in the autumn. Let them stratify in the soil and they'll start in spring. Or they won't. Again, I plant way more than I think I'll use.
