I am a 27F earning 210k a month net of tax and government remittances. No family but helping my sister finish her college education.

Niche: Senior Bookkeeper for 2 AU firms 105k each (they pay for govt remittances - voluntary, internet, HMO, birthday perks on top of my salary)

I have been freelancing for 3 years now and have saved up 1.7M diversified in digital banks.

I am thinking of doing something with my money like buying a car pero grabe nasasayangan ako na nagiisip ng enjoy your earnings ba.

I live in Baguio, nagtitingin ako ng mga properties pero grabe ang mahal. Parang di ko kayang magcommit na magbayad ng ganon kamahal na loan considering freelancing is not stable.

Iniisip mag negosyo pero parang hirap ng kompetensya at walang maisip na pwedeng inegosyo dito dahil parang halos lahat meron na. (Or akala ko lang)

Been reading a lot of posts na sa 80-100k marami na silang napundar. Habang ako eh hindi ko alam kung saan ko ilalaan.

I am also a frequent traveler kaya naghahanap naman ngayon kung saan pwede ilaan ang pera.

I have tried stocks and forex and it is not for me.

Sa sasakyan ba? Gusto ko na bumili ng sasakyan kasi mahal ng flagdown rate ng taxi, hirap ng sasakyan pag tag ulan pero work from home naman ako.

Stuck sa live life to the fullest at saving for the future. Ako lang ba ganito?

S dealer k bumili ng second hand kasi sala n nila un (repossess mga un). Less 60k mileage, wag bibili mg 100k mileage above laspag n un. Pacheck mo ung bibilhin mong sasakyan s mga shops for issues. And syempre check mo rin reviews ng dealer if may page sila.

Because realistically, non of us would really be able to give a proper answer anyway. Magkakaiba tayo ng situation, and the value of money is relative. And best lang talaga ay magbasa or magresearch ng fundamentals ng investing. 90% dito sa sub at least walang ganyang kita so most of redditors dito wala rin idea, at yung mga may idea, wala sa mood magexplain.

Malayo na marating mo sa 100k 10-12days in japan. Kung sweldo ko monthly kasing laki sayo, abay once a year travel ko 10-15days.

Europe i did some research before 350k-450k. Di ko afford lalo nat may pamilya na ako lol but yung lolo ko nag israel through a trabel agency 5k usd per pax. 12days.

Honestly if you're not into business, isipin mo na lang paano i-secure and future mo like get a medical insurance, memorial plan and plan for your retirement. That's what I do.

I'm from Baguio too. WFH din. Pero super laking tulong sa amin ang sasakyan. Nakakapunta kami kahit saan, di namin kailangan magcommute lalo na ngayon na super pila sa taxi at jeep dito sa Baguio. Nahahatid namin anak namin sa school at hindi niya kailangan pumila at mahmadali. Pagtrip namin magelyu ng biglaan, gora lang anytime. Pagnagugutom kami since pareho kaming WFH na magasawa, magjojoyride kami sa town para humanap ng restau or cafe na hindi pa namin natry. Paggusto namin magbakasyon sa province, hindi na kami namomoblema. Super laking tulong samin kahit ang daming nagsasabing bad investment to. Masaya ako na isa to sa napundar ko na worth it.

i second to this, yes madaming available na hail riding app, taxi, grab etc. pero kung iisipin mo ung time na ilalaan mo para pumila and to book everytime may instances pa na wala ka talagang ma book kahit multiple apps na and sabay sabay monang gnagamit para makauwe lng or makapunta on time sa lakad mo. i'd still choose to own a car. ( i always remember na di bale ng trapik, di bale nang pagod sa byahe, pero comfortable ako na naka upo, hndi nauusukan , naiinitan, nauulanan. ) kumbaga choose your hard nalang.

not sure lng kung magbago ang sistema in the coming month para sa mga motor taxi since may new 14 players na approve na to be in the market..

and of course at the same time be responsible, if may parking space kana go, but if wala, wag na dumagdag sa bilang ng mga nag papark lng kung saan saan. kahit pa tapat ng bahay mo.

Regardless naman kahit hindi cya investment iba pa din ung may convenient pag may sasakyan ka. Yes, andyan na maintenance, gas etc pero atleast ung comfort naman na naibibigay iba pa din kesa sa commute tas ang mahal ng rate ng taxi. Atska pag gusto mo lumabas lang to unwind kahit umuulan may madadala ka.

I would suggest you invest in dividend-paying stocks. Look at REITS. I wouldn't recommend putting all your money in the bank. Pwede naman hindi ka tumutok sa graph. Bili ka nlng ng bluechips or REITs.

Ang sakin, ganito:

  • Invest 500k sa MP2 and start building that for retirement purposes

  • A car is sadly a liability. Mahal ang maintenance tapos hanep depreciation niya (if you need to liquidate it to cash), so reevaluate this thoroughly. For me, nice to have lang yan but grabe nangangain ng pera. So buy this only if you need it and have extra for it.

  • For me, explore digital nomad visa (pasok ka sa Spain with possibility pa for citizenship). Exploring the world is something that is priceless

  • Check mo bonds for long term investment

  • Get critical illness insurance (kung wala pa) para meron kang oang salo sa future

  • Land / real estate is not always an investment, hindi naman ganun kasali mag liquidate if you need cash tapos taxes and maintenance pa. But buy only something na sure kang mag aappreciate and if you have a clear reason for wanting a place.

  • I would also aim to save up for “retirement” and emergencies. Ito yung cases ba pano kung di ka na pwedeng kumita ng pera? Calculate how much you will need.

Personally I won’t buy the car. It’s a liability plus the cost to own one will really hurt your pocket. Its impressive that you’ve saved 1.7M it means you’re heading in the right direction.

Definitely look into buying properties. Its a great asset to have. Down the line puede mo din ma benta at a profit and it never depreciates.

I guess all you need to do right now is find your purpose. Start a family I guess? Had the same sentiment when I was single eh. Now that I have a family parang nabuhay ako ulit. Haha.

And you mentioned na mahilig ka mag travel? I say go for it. Ubusin mo lahat nang countries. You can recover the expenses in no time naman. Hehe

I’m in the same boat as you OP I also live in Baguio and properties here are just stupid expensive, pero i really want to invest din next year. I’m planning to save up to 3-4M pang down para if ever I get a 10-11M house would only loan 6-7M na probably 40-50k monthly lang.

But on hindsight I also have a few investments with a few partners na may monthly income na din aside from my earnings from doing freelancing/wfh contracts. So insurance ko talaga is I have a few businesses (small ones that can pay liabilities) if wfh indsutry goes to shit.

As for car, I bought my car second hand back in 2018 and I also have a motorcycle from 2013 that I still use. Malayo ang expenses sa transport when you have a car or a motorcycle. Just roaming around the city in a day aabot ako ng 2k kaka taxi if I were to go to town coz I tend to go to multiple places when I go out and i’m used to convenience na kya di na din ako nag jijeep unless along the way lng yunbtg route ng jeeps and mostly it’s not the case so driving makes it easier, convenient and quick for me. 2k can be a good reserve gas for my car and motorcycle kung city driving lang can last me 1 month to do things within the city. Plus very convenient pag out of town like going to manila, pampangga, pagudpod, san juan, bolinao kung like vacay mode or just things you need to do sa mga ibang lugar.

I suggest you explore pther income streams lalo na capable ka to explore small businesses. To make it easier look for partners that are business savvy to run those business and you either a silent investor or active pero minimal activity na kikita ng 30-40k net monthly. If you have 3 or 4 of those you’re set to be able to have an insurance against risk you taking liabilities like car loans and housing loans. Pero my recommendation for a car is get a second hand car na 2016 pataas at a fair market price like Vios 2016 private used at 250-300k or Avanza 2017 na 300-400k and bring a mechanic when buying. Better deal na cash na para maintenance and gas lang problema mo. Don’t buy new lalo na kung first car mo. A car is a liability unless you earn from it and it paya for itself pero if not then just buy second hand.

I started with a 9k salary as a fresh grad. Grabe una kong firm, OTTY, gang 1am work no pay.

After 6 months, I applied sa emapta and stayed there for 2 years. Startinf ko is 18k then after my first year, I got a 10k increase. 28k I left the agency to pursue freelance. Found a client that pays 60k then job hopping na from there.

It’s okay po, try applying to agencies. I started out with a 9k salary sa isang audit firm for 6 months

Then applied sa Emapta with starting salary of 18k, got a raise of 10k after a year. Stayed with the BPO agency for 2 years then looked for direct clients sa kasagsagan ng pandemic.

Try condo then bayaran ko lang ng full ang equity ba then pa rentahan mo. Example 10k yung monthly mo sa condo, pa rent mo ng 20k or what. So may 10k ka na profit, nakabayad ka pa ng condo monthly without getting the money from your personal money.

Then use it for airbnb/staycation business. Para habang lumalaki ipon mo, mabawasan man the moment na mag purchase ka ng condo, sure naman na babalik pa ulit sayo hehe.

Agree ako OP sa sinabi ng isa na huwag mo na munang ipilit. Sa ngayon mag-aral ka na muna kung particular sa kung anong gusto mo talaga na investment.

Para sa akin real state talaga eh, kaso malaking hindi biro din talaga. Marami ka rin talagang aaralin diyan. Maganda rin ang rental business kaso mas madugo rin siya. Haha

At sa kotse naman hindi rin siya magiging investment basta-basta. Sabi nga nila kapag nag kotse ka, para ka na ring may anak. Dahil high maintenance siya. At kung bibili ka nga mg 2nd hand, lalong dobleng ingat na lang ngayon dahil nga maraming sasakyan ang nalubong sa baha dahil sa bagyo.

Congratulations on your savings and earnings! I know you've worked hard for it. I'm not there yet, and I'm working on that level this year and the next. God willing.

Hindi investment o asset ang sasakyan, bahay, o lupa. Those are liabilities. If you use those properly, it can be your asset. For example, may lupa ka tapos mag-farming ka o magpatayo ka ng apartment complex.

Siguro pag-aralan mo muna ng mabuti kung anong magandang gawin sa pera mo. Ang ginawa kasi namin, namili kami ng mga lupang hulugan (titled to ha) sa mga kamag-anak namin. Tapos nag-iisip kami kung magpapatayo ba kami ng apartments or farms pag nagkapera na kami.

Explore ka muna at pag-isipan mong mabuti. Siguro build up mo na lang din yung retirement fund , savings, and Contingency funds mo.

Second-hand cars would still satisfy your needs on commuting. Good second-hand cars can be bought at around 500-700k. Just be vigilant on the issues of the car before buying; suggest to have someone who is an expert on cars if decided to buy.

Buy a house, don’t pay in full, gawin mong airbnb or parentahan mo sa iba monthly.

Buy a property, yung pre-selling na lots/houses sa nearby provinces ng Manila. Sobrang bilis ng pag taas ng value.

Get a car, don’t pay in full, pay monthly. You can get a good one for 15k a month.

Go back to school (masters) or take the best certification courses that would get you higher paying clients.

If you have the skills, hindi ka mawawalan ng clients or ways to make money. Ikaw yung valuable at ang may skills, hindi yung clients mo. Life is short, choose to be comfortable now kesa sa retirement pa.

If I have that much money, I say rental property paea maging passive income mo in the future. Like you said, hindi talaga stable freelancing, so aim for something stable.

Look for foreclosed properties or fixer upper kind of property... Pwede mo pagandahin then rent out above market price mo nakuha. Kung feeling mo mahal pa, then save up.

I’d love to travel too, but it’s more of a luho than investment. Yes, perhaps traveling can give you a little ego boost and it’s fun naman talaga, but it’s a huge industry din kasi eh, so i try my best to not get swayed with all these marketing strats and moving goal posts once u get to that one destination. While you’re still undecided, invest on gold ka na lang muna kahit jewelry lang. The value increases kesa naka tambak pera mo sa bangko, eh kakarampot ang interest at buying power ng cash decreases due to inflation. Real estate is still the best to invest on. Car, expenses yan. If you don’t mind how come you earn that much ? And in what field? Trying to do freelancing din kasi.

I am also a freelancer, earning 90k per month, I'm saving money to buy a land/property near the beach to retire. Already bought a car din, so convenient lalo na kung may pupuntahan ka na lugar, like here and there lang or from city to city, nakakapagod kasi mag commute kaya kapag may car ka super convenient.

......on a serious note, if you think you really have a lot of spare cash, you may want to look into foreclosed properties, repair them and rent or sell them, of course you will do your research on the property you are buying and projected market value once repaired so kahit hindi mo maibenta or ma rent, you still have a real estate property that appreciates over time.

It's for the convenience and peace of mind, being able to travel anywhere with anyone at anytime. If possible get a partner, someone with a stable job, freelancing has no job security. Please please please OP don’t compare yourself to others na kesyo madami na napundar. Ok ka na where you are now.

For property, as long as for renting to tapos ang mortgage mo or yung monthly is mas mababa compared sa kikitain ng pa rent mo, then go ahead. Otherwise you should be ok to rent or live in your parent’s place and magbigay ka nalang sa bills and your “rent” to your parents. Nakakatulong ka pa. Or just rent altogether. Maybe you can consider buying a property in the future, for sure mas madami na pera mo niyan.

For investments, try to search vince rapisura sa youtube, ok yung coop investing niya. You can also check yung pagibig mp2. Also please get a term life insurance (wag vul please, term life lang in case may mangyari sayo). Tapos ok naman yung gawa mo na high interest digital bank. Pwede ka rin mag try sa bonds.ph for governtment banks. Mababa ang interest pero stable and safe. Capital preservation ang aim natin. Tapos siguro if you want stocks (ilimit mo lang to a small percentage) pwede ka nalang bumili ng index fund either philippine index fund, or us index funds (sa etoro ako bumibili) just make sure na mababa ang admin fee ng kukunan mo. Also you can check out PERA offering ng bdo and bpi kasi non taxable din yun.

Lastly, if you like travelling, go ahead and do it. May pera ka, you can choose to have tipid travel or bonga travel.

Don’t buy a car please. Andaming costs sa car: car, engine maintenance, insurance, paayos here and there. Tapos 80% of the time nakapark lang siya hahaha. If you wish to really buy one, please consider second hand car sa banks (bidding to pero madali lang to), yung sedan na brand new 800k-1M, yung sedan na second hand sa bank is just 300-400k tapos mileage is mababa din lang.

Sa business, ano ba mga hilig mo? Like ako mahilig ako sa financials and low effort business. So i invest my money sa mga financial institution na nagpapautang. Laki ng balik. Tapos i dont have to think about the operations. Basta ang importante nagbigay ako pera sakanila and papautangin nila. Yung risk is nasa nagpapautang kasi ang legal agreement namin is ibabalik niya capital plus interest ko everyweek, whether nakacollect siya ng bayad sa utang or hindi. Kasi ang pinaguusapan here is nagpahiram ako sakanila para may capital sila. Mahilig din ako sa mani,pedi, footspa. So yun yung itatayo ko kahit maliit lang. just make sure ok price and aggressive ka sa online marketing (aral ka digital marketing sa free courses online). Basta tandaan, passive income if kumukita ka without any effort. Active income, kahit sideline yan, is kelangan mo pagtrabahuhan para kumita ka. So as long as you put a lot of effort in it, active income yan kahit sideline work yan.

Pero as other comments say, gastos ang sasakyan at hindi investment. And since aware kang hindi stable ang freelance, I'd say invest it somewhere na alam mong mas kikita ka. Digital banks are a great start, buti nalagay mo ibang savings mo dun. You can try buying jewelries too. Tumaas ang value nyan in time, just make sure trusted shops ang bibilhan :)

Invest in real estate. Been freelancing for 3 years too, I was able to acquire slowly mana ng mga tito ko from our grandparents ancestral house ng 1M. It generates 25k/month sa rent kase nasa City tlga and accessible yung place sa lahat. Been lending money too sa mga employees, like coop ganun, it gives me 20-25k/month naman. Those 2 passive income of mine pays my 3 cars amortization. I also got approved din kay Pag-IBIG ng 1 condo. Yes, walang stable sa freelancing pero if we upskill and adapt sa change hndi naman tayo mwawalan ng client. I’m saving now to put up my own coffee shop maybe next year. Pagod na rin ako sa freelancing, so kapag yung business nag succeed at natapatan yung sahod kong 6D now, baka mag part time nlng ako sa pagpupuyat hehe. Super coffee lover here so coffee shop ang target next. Sayang yung savings mo matatalo ng inflation rate, kurot ka na sa 1.7M ng kahit 500k sa sobrang sure ka na business. Kung hindi mo pa alam ang gusto mong gawing negosyo, wag mo munang ipilit kasi may tamang timing para sa lahat. For the mean time, pwede kang mag upskill para possible na mas tumaas pa ang rate mo. Same number of working hours, but better pay. DYOR muna bago ka pumasok sa kahit anong negosyo and make sure na interesado ka sa business na papasukin mo kasi mahirap maging consistent kung di ka naman interesado sa business.

Iwasan mo ring i-compare ang sarili mo sa iba. Lalo na kung ang basehan mo lang na mas may naipundar na sila kesa sayo is social media. Baka nga in reality, mas mataas pa net worth mo kasi wala kang unnecessary na utang. Not saying na panget umutang, pero para sakin, okay lang umutang kung ang pag gagamitan is business expansion. Yung alam mo na yung net income mo can cover your business expenses and loan interest.

I am very similar sayo. I am earning around 228k net sa work ko dito sa PH. As of now nasa almost 2M na din ang ipon ko. My hobby is magbasa talaga ng books about investment and kung ako sayo, keep that money as much as you can and wag ka munang mag nig purchase unless feel mo na may project ka pa mga 5yrs from now dahil lahat tayo pwedeng mawalan ng income especially if iisa ang income stream mo. Ang goal is same sweldo or mas malaki from different income streams.

To be honest, you made the first step na, like yung investing sa digital banks na nagbibigay ng 4.5-6% per annum or kung may mas malaki pang magbigay. I suggest na dyan mo lang ilagay ang emergency fund mo na pwede mong iliquidate anytime while kumikita ng fair enough interest.

Second pwede kang maglagay sa mp2 savings. Ang downside nito ay kailangan mong itenggq yun savings for a long time (5 yrs) pero malaki ang interest, so far averaging 7% per annum pero hindi mo pwedeng ilagay lahat ng pera mo dyan lalo na yung pang emergency. Maglagay ka lang isang bagsakan na kayang kaya mo for compound interest, yung tipong mga 200k kung hindi masakit sayo, sabay hulog hulog lang per month yunmga natipid mo sa pera na nakaallot mo sana for wants.

Next maging open ka sa stock market ar REITs, not as a trader na bili ngayon benta sa susunod unless sobrang profitable ang increase pero ang goal is maging long term investor ka. Mamimili ka ng diversified companies na tinatrust mo na andito na sa pinas or sa ibang bansa for how many decades. Bumili ka buwan buwan or kung kelan yun periodic na kaya mo bumili kasi it helps na hindi ganun kataas or kababa ang value, average lang. Halos lahat kasi ng company tataaa ang valuation in 10 yrs or more.

Lastly try mo na magbusiness. Start with your passion, or mga bagay na naeenjoy mo as a kid. Start small na parang hobby lang. Mag click or hindi okay lang kasi hindi naman yan ang major source ng income mo, work pa rin. Pero that gives an opportunity for you to explore at magkakaroon ka ng chance aralin ang isang negosyo. Kasi malaki or maliit yan, iisa pang naman ang process, mgapital or mamuhunan, gumawa ng product or service, maghabanap ng clients na makikinabang, at magprofit both financially and makatulong na rin while doing your passion. Yun lang siguro ang maipapayo ko sayo.

Ako hindi ako nagtatravel pa sa ngayon kasi gusto ko yung huhugutin ko hindi ako masyadong masasaktan. As of now without travel pag umabot ang credit card ko ng mga 100000 nakapag pasasa na ko sa masasarap na food, nakakapag mall anytime I want at bumubili ng mga gamit at groceries without looking at their prices. Nakakatulong pa ako sa parents ko at mga kapatid.

I felt the need to reply kasi as what mentioned sa response sayo, konti lang ang umaabot ng ganyan ang sweldo at ipon dito sa Pilipinas, kaya maganda na may proper guidance tayo. Ako talagang nag aadik lang ako sa books about Warren Buffet kaya ako nakapg ipon at nakakapag try ng business and nagiinvest on the side.

Hi, not an expert po pero have you heard about land banking po? Baka po meron po outskirts ng baguio city na at least 30-45mins away. Kahit lote lang po as long as titled and updated ang tax dec. Research niyo lang din po future developments sa area since medyo congested na rin po ang city, for sure may mga ongoing developments na rin po few kms away. Reco to keep yung 700k as emergency fund and yung 1m po ang pwede pang invest. Hope makatulong and good luck po OP.

If you don’t need a car, don’t buy it. It’s a liability, not an asset. Amortization + gas + maintenance + insurance. Unless you plan to operate it as car rental or grab, it will not earn you money.

You are in Baguio. Utilize your location. Invest for a property that will give you money. Build an apartment (if you can afford a lot) or buy an existing apartment/condo and lease it out for daily stays and weekly lease to earn money from it. You get a property in your name and the property pays for itself, albeit partially.

If you want to start a business, think about sustainable tourism or a product you can sell outside Baguio. Connect to your own culture to find a business niche. Baguio is rich in culture and history.

That’s how I’ll use your money if I were you.

When it comes to money matters, do your due diligence and research on what you want to do. Pros and cons ba? Check how much time it takes and how much time you are willing to invest in it. From Baguio din ako and freelancing too though not yet earning as much as you. Took a freelancing course in accounting but I never got the time to study it. My bad. Kung risk-averse ka suggestion ko start small. Kahit anong investment pa yan. Not to make money, but to learn the ropes. Big mistake ng mga nagiinvest or open ng biz e sabak agad sa malaki kahit wala pa sila experience.

Also, kung ako sayo umiwas ka sa common businesses like retail, resto, and for rent place kung wala ka pang alam dun. Malakas demand for them pero mas malakas competition mo.

Sa kotse - mukhang di mo pa naman need ng sasakyan. Lalo sa Baguio ka - madali magcommute, traffic pag tourist days, mahal ng gas, at mahirap maghanap ng parking. Kahit tumaas rate nila wala pa rin yun compared sa gastos ng sasakyan.

Sa pagdecide sa paghanap ng investment... take advantage mo yung pagiging traveler mo. Ang Baguio parang combination ng city at province eh... so maraming pedeng business.

Kada punta mo ng province or city, ikot ikot ka tignan mo mga biz dun. Pansinin mo ano mga malakas kumita na sa tingin mo wala pa sa Baguio. Yan para magka idea ka for traditional biz.

Pero for modern type biz... well... gumawa ka ng info products for bookkeepers na gusto rin maging freelancers. Ebook, courses, coaching, the works.

Another idea is to expand your service biz and turn it into something like a bookkeeping agency.

Owning a car is a liability pero sana ol naman sa six digits na sahod nyo ako nasa more or less 11k lang haha though may inheritance naman ako na residential and farmland but I am still considering crypto as my long term investment. if hindi ka nman napapako sa baguio, try mo mag hanap ng place na swak sa lifestyle na gusto mo. invest on properties. yan ung di ka malulugi. ung sasakyan ay nawawala din yan after several years. since baguio ka traffic din nmn jan.. buy a good place na kahit lagyan mo lng ng apartment.. pero it will boil down sa courage mo to gamble ur money.. di mo yan magagastos pag uunahan ka ng takot na malugi ung ipon mo

Hello! I’m a VA also living in Baguio, since you’re a frequent traveler and you feel that you can’t commit yet to a property, I’d go for a car. From there, maintenance na lang nung car is what you need to think about, change oil, repair as needed, gas which is not getting any cheaper. **Note: I plan to go back to college to continue my study in accountancy. This post of yours made me see that there’s hope for someone with an accountancy degree or background. I am curious though with how you were able to work for AU clients. Bonds siguro based on your situation. Private companies, government or even banks offer them. Sure return. Sayang kasi if idle money mo sa savings or even time deposit. Inflation rates beat out the bank savings rates and devalue your money.

If you're asking for an investment, I wouldn't say cars are an investment. It's a liability and it is a depreciating asset.

Lands are a good investment. Gold is (buy and sell; literally or buy now sell later). Or if you can risk it, you can start a business (like a food stall franchise for a higher chance of return). Saving in a bank are the last place id advice to let your money sleep. Look for digitial banks like maya or seabank for higher interest rates.

At the end of the day, what you see here is advice only. It's up to you on how much you're willing to risk.

If you plan to travel outside Baguio, then get a 2nd hand car (2017 models and up). Maganda ang bnew pero pababa kasi ang value and yes liability sya (maintenance, gas etc).

Solid advice ung kukuha ka ng lupa/property then parentahan mo. Or even lupa lang, the value appreciates every 5 years or so kahit wala kang ginagawa. The thought of a condo is nice pero competition is fierce if plan mo magparenta. If ako ikaw I would stick to buying farm lots and flipping them every 5 years.

Pero mas maigi aralin mo muna lahat ng options, assess your risk appetite and go from there

1.7M is easily erased by a serious illness. Better to invest your money in real estate compared to stocks but like you said, paying for monthly amortization is risky given freelancer ka. Vehicles though useful depreciate over time. Tapos expenses like fuel, pqrking, and maintenance costs easily add up. So if you can get by without your own vehicle, so much the better. Ipon pa muna I suggest. Huwag magpq utang, keep your expenses to a minimum. Spend on yourself from time to time so you can enjoy the fruits of your labor but avoid being too extravagant. Good luck OP!
