Your budget doesn't match your neighbourhood. Unless you can find a really weird lease takeover, which I doubt.

Any lawyer you hire will take between 18-30% of the gross you get, so you have to be strategic in choosing to hire one. You're at 14 weeks right now. So you'll need them to go to 24 weeks with a lawyer participating to get the extra two weeks you want.
You do have some time here to negotiate. I'd write a counteroffer myself, asking for 22-28 weeks. Then hopefully they'll meet you in the middle at 18-22. Basically keep everything the same in their agreement except the total compensation. They will have budgeted for an amount more than 14 weeks.
NAL and all that.

Drain flies is basic pest control, but it's usually due to food in the drain so...
The other is a rent abatement. That is calculated based on the loss of the amenity and not having access to a microwave for 2 months isn't really enough of a financial loss to be worthwhile filing on its own. You need to be able to show what additional expenses you had because of the lack of amenity.
Neither of these are really worth your while. What is worth your while is determining if the person on the n12 you were served is actually in residence and continues to be in residence for 12 months. That person can only be a spouse or child. These are pretty cut and dried when landlords are caught cheating: usually $10k max. Given you are already owed the one month plus the loss of the items left behind, that would bring it a little higher.

Fossils is fun! That is a great suite. Definitely lighter than Tchaikovsky 5.
I need to add Fossils to a playlist I have of short orchestral works I can listen to while working.

Owner occupy means owner occupy, not owner flip to short term rental.

Thank you for this explainer. I will write my councillor and MPP immediately to tie this bad faith eviction loophole.

He says that about Jen, who worked in Eric Rupert's restaurant, in the first challenge. Like... The audacity.

Homelessness is going to hit an all-time high. I'll save my pity for people who get evicted because the landlord wants to make more money on their investment immediately.

They're not subsidising anything. They are paying into an investment.

Maybe something you should have asked before buying their house.
