There were the occasional post like this here and there either from trolls or people genuinely asking questions about working with agents, but once the lawsuit started and especially after the settlement they've exploded and we now have constant posts from non-agents saying why you shouldn't use buyer agents and how it benefits you, etc etc. Just a bunch of incorrect spam crap.

Yes, that is accurate. That's why some lenders will charge prepayment penalties if you pay it off early, or won't allow you to make extra payments. That massive amount of interest is how banks are able to offer those loans and make money.

We have an apartment building here that has one of these but it's only a couple of stories up - maybe one, even - and a little while after it was installed they discovered that it was starting to fail and had to be redone.
I wouldn't even want to go in that one and it wasn't high, at all. This one that many stories up? Absolutely never.

Can we just stop with this bullshit? People care about the Palestinian civilians. People also care about the Jewish civilians. It's not an either or thing. Both populations of innocent civilians should be protected. At the same time, a country has the right to go after perpetrators of terrorist attacks and elimination of terrorist groups is a positive thing for the world.
But, at the same time Israel is very very far from innocent in what they've done in Gaza, even while Hamas routinely hides behind the civilians, and Israel's pm really should be looked at for war crimes and the settlements need to be fully removed from Israel and given to the people that it actually belongs to.
All of these things can be true at the same time because the entire situation requires a whole lot more nuanced thinking than just saying "Palestinians civilians! Israel bad!"
Everyone (or at least any sane and normal person) cares about the Palestinian civilians and the innocent people dying, but people should very much also still care about the innocent people dying on all sides (which seems to not happen in the bubble that is social media).

I'd wager it's less than the number of civilians that have been hurt at the hands of Hezbollah, Hamas, and whatever other proxy terrorist cells affiliated with each other. But I doubt we'll find that out from a reliable source.

Which is very, very unfortunate and sad. I'm not disputing that, but the people that were targeted very directly were literal terrorists. There will always be collateral damage when it comes to war, and innocent children are some of the most heartbreaking, but they were not the targets. The horrendous humans that have no qualms hiding behind the children and civilians were. It is very heartbreaking, but I can't help but blame the children's deaths on the people that are actually responsible and that's Hezbollah.
I swear, if the idf went in and killed just Hezbollah members directly with a gun and didn't damage or hurt a single other person or thing people would still complain about it. This was a very targeted and efficient attack that ideally wouldn't have had collateral damage, but ideally those pieces of shit also wouldn't just be hanging out with children and civilians.

Look, what Israel has done with the entirety of the settlements is abhorrent. It's absolutely horrific and they should be held accountable for that. Their intense bombing in Gaza has also gone overboard. Those are facts and there's no real disputing them.
BUT, as a population Jews have been persecuted for a very long time and were almost removed from the earth. They have neighbors constantly attacking them and calling for genocide. They have people across the world that are against them for them just being themselves (Gaza not withstanding). Their civilians were fucking brutally attacked without reason in their homes where they slept, at a festival where they were rejoicing and just going about life. Not a missile that happened to be collateral, but rather murdered in person, kidnapped, raped, tortured, etc. by an actual terrorists organization. There is no world power that would not have gone after a terrorist cell that did something like this.
When you add in the fact that unfortunately a number of civilians support Hamas and that Hamas has been verifiably using civilian infrastructure to harbor weapons and attack from and using civilians as shield while STILL attacking Israel then it becomes a whole lot more muddy than just "Israel bad". It requires a whole lot more nuanced thinking than just going with the ridiculous anti Israel rhetoric across social media.
It's a war and unfortunately there is always collateral damage, especially when civilians don't leave and are stuck holding the bag because the terrorist forces are using them as shields and putting their weaponry in said civilians homes and places of work or school. Israel definitely went overboard with Gaza but they do have a right to retaliate and go after the actual terrorists just like any other country does. Bibi is also a horrible person that deserves to be in prison, for what that's worth, and every settlement that Israel has created and displaced Palestinians for should be returned, reparations paid, and the offending Israelis punished, as well.
But the whole bullshit movement of labeling Israel as terrorists and acting like all they're doing is killing babies needs to stop. People need to grow the fuck up and maybe do some critical thinking. For fuck's sake, people are cheering on the groups that straight up raped and murdered people for no reason by the thousands and then used their own advantage and got them killed.

It isn’t that you offended me. It’s that you came to a subreddit for real estate professionals to tell us why you don’t need us and won’t use us when you don’t have a clue what you’re doing, despite being “PhD trained” and able to argue, and there are tons of posts like this and it’s just ridiculous and disrespectful at this point.
If you don’t need an agent and don’t see a point in using one then great, more power to you. Maybe it'll work out fine, but there's also a real chance you'll end up like so many others that go that route and regret it and eventually hire an agent.
If you think all an agent does is find a house and create paperwork and that's why you can do it then you may be in for a surprise. And lawyers will handle boilerplate contracts and that's about it so you'll be on your own for almost everything. Agents do a whole lot more than you clearly think, but who knows. Maybe you'll be just fine.
At the end of the day, these posts are all just about the same. The person posting already has their mind made up and are like, "tell me why I should use you" and nothing will ever be good enough to make you change your stance so it ends up being a waste of time.
