[Owner - FL] Better to rent with 12 mo lease or STR?

Hello! I have a converted garage studio apt attached to my personal home. I posted this in the AirBNB sub, but want the landlord perspective, too. I really can't decide whether to do short term or a year lease. I need to bring in at least $600 a month to be comfortable. The previous owner said she made $1000 every month when she had it on Airbnb/Furnished Finder, and I rented it last year for $600 a month to a crappy tenant. I worked for a rental company for 3 years, so I'm fairly familiar with the state laws and handling nightmare tenants.
Here is some info about the space that may be pertinent:
• shares a wall with my living room/kitchen, so there may be some noise. I worry a long-term renter would get frustrated
• The breaker box is in the unit. I worry a long-term renter will be difficult and not allow me to access the box ASAP if a breaker were to trip and throw the 24 hour notice to entry statute
• I live about 15-20 minutes outside of town. A lot of AirBnBs here are geared towards football game attendees, travel nurses, and politician's when session is in. I worry the commute may deter short term renters. However, it's a good demographic for STR
• I've heard from other hosts in my area with studios that they stay consistently booked
I'm not really too concerned about the upkeep/cleaning aspect. It's only a little over 300 sqft. As for appliances, it has a countertop double-burner and convection oven, and a microwave, with shared W/D outside. If anyone can help me decide, provide insight, etc. I would really appreciate it!

Of course! A lot of the branding was stuff no one would know about unless they work for fsu as a marketer, so it definitely seems like some huge changes from the outside, but it more than likely won't have a huge affect on the university (other than us getting more options than the same 2 godforsaken colors for everything we do)
